Awbrey Butte Remodel/Repair
Roof – First we replaced the roof shingles and underlayment, bringing everything up to and beyond current building code requirements. In the areas most susceptible to ice dam issues we covered the entire area with ice/water shield. We also added a ridge vent system and increased the eve venting by 300% in the hand cut rafter areas of the roof, to assist in preventing any future ice buildup.
Front Entry- During the first site visit we noticed the front entry roof was sagging and out of level. It turned out that the columns, patio area, and driveway were all sinking and pulling the entry roof off the building. We removed the existing trusses, post and beams that had been pulled down 3 inches. We removed the concrete entry patio that sank down 2 inches and we removed a section of sinking driveway and column footings. It turned out that the proper impaction and drainage was never done at the original time of install. Once everything was removed we changed the slope of the grade away from the front steps, we added a french drain and drywell to get water out of the entry area, and we placed rock and impacted it properly before laying new concrete.
Back Deck – We found that the support beam for the elevated back deck wasn’t installed with the right material or flashing and was dry rotted 75% of the way through. We removed what was necessary to replace it with a proper PT beam. Luckily we were replacing a piece of damaged trim, and noticed this before it failed and potentially caused a serious injury.
Exterior Stairs – Our client was looking for a safe way for guests to get down to their house during winter months. We designed and built this heated/lighted staircase and railing that safely leads guests down to the Entry level. The lighting and heating are all automated and worry free-turning, off and on with temp, moisture, and daylight sensors, combined with timers.
